Dingmans Ferry stayed the tightest part of this market
These numbers cover the three months ending August 31, 2026. That is the story right now for the Pike County southern and eastern lake markets.
The National Association of Realtors counted 1.60 million homes for sale across the U.S. in September 2026. That sounds like a lot. In Dingmans Ferry, the Real Estate Data Aggregator counted just 47 homes for sale in the same period. Supply here is a different world from the national picture.
Two and a half months of supply means buyers do not have many choices. The Real Estate Data Aggregator counted 57 pending sales in Dingmans Ferry against only 47 homes for sale. More deals in progress than homes on the market. That tells you something about the competition here.
How the four ZIP codes compare
Not every corner of this market reads the same. Here is where each area stood for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
| Dingmans Ferry | Milford | Shohola | Greeley | |
|---|---|---|---|---|
| Months of supply | 2.6 | 4.9 | 5.7 | 6.1 |
| Pending sales | 57 | 100 | 22 | 3 |
| Homes for sale | 47 | 133 | 41 | 4 |
| Median sale price | $286,500 | $367,000 | $355,238 | N/A |
Dingmans Ferry had the least supply of the four. Milford had the most activity by volume, with 100 pending sales and 84 homes sold. Shohola sits in the middle. Greeley had only 2 homes sold, so its numbers move a lot with each transaction.
Dingmans Ferry: inventory fell, buyers stayed
The Real Estate Data Aggregator shows homes for sale in Dingmans Ferry dropped 16.1% from a year earlier. New listings fell 13.8% over the same stretch. Fewer homes coming to market, and buyers are still showing up.
Prices held steady. The sale-to-list ratio held at 96.3%, unchanged from a year ago. Nearly 1 in 5 homes sold above asking price. That is not a market where sellers are giving things away.
Milford: more inventory, but buyers kept pace
Milford tells a different story. The Real Estate Data Aggregator counted 133 homes for sale, up 75% from a year earlier. That is a big jump. But buyers kept pace. Homes sold rose 7.7%, and 40% of homes went under contract within two weeks of listing.
A 99.1% sale-to-list ratio means sellers in Milford are getting almost exactly what they ask. More inventory came to market, and buyers absorbed most of it. Supply rose to 4.9 months, up 1.9 months from a year ago, but that is still below what most would call a balanced market.
Shohola: prices up, but the pace slowed a little
Shohola saw the strongest price gain of the three ZIP codes with enough sales to measure. The Real Estate Data Aggregator put the median sale price at $355,238, up 8.1% from a year before. That is real movement.
The sale-to-list ratio dipped to 93.4%, and homes took 6 days longer to sell than a year ago. Prices rose, but buyers had a little more room to negotiate. New listings fell 15.2%, yet supply still crept up. Fewer sellers came to market, and buyers moved a bit more carefully.
The national backdrop
Nationally, the picture is mixed. The National Association of Realtors reported existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. That is a modest improvement. But Realtor.com reported mortgage rates topped 7% in September 2026. CNBC reported the average 30-year fixed rate sat at 7.37% as of late October 2026. Rates at that level keep some buyers on the sideline.
Realtor.com also reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since 2018. That is a national number. In Dingmans Ferry, the sale-to-list ratio held at 96.3% and did not budge from a year ago. This market is not following that national trend.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Shohola's 8.1% gain ran well ahead of that. Milford and Dingmans Ferry moved more slowly, but prices held.
What this means if you own here
If you own in Dingmans Ferry, supply is thin and buyers are active. The Real Estate Data Aggregator counted more pending sales than homes for sale. That is unusual and it matters for pricing.
If you own in Milford, more competition came to market this period. Buyers are still moving, but you need to be priced right. The homes that went under contract fast did so quickly: 40% were under contract within two weeks.
If you own in Shohola, your value likely grew. But buyers are taking a little longer and negotiating a little harder than a year ago. A well-priced home still sold.
