Milford is carrying more listings, but buyers are still showing up
More homes on the market does not always mean buyers have walked away. In Milford, the Real Estate Data Aggregator counted 133 homes for sale in the three months ending August 31, 2026. That is up 75% from the same period a year before. But 100 sales were pending at the same time, up 14.9% from a year ago. The listings grew. So did the buyers.
Nationally, the National Association of Realtors reported inventory at 1.60 million homes in September 2026. More supply is showing up at every level, from the Poconos to the rest of the country. That is the backdrop for what you are seeing in Milford right now.
Buyers are still paying close to asking price
Here is the number that tells you the most about how buyers are behaving. The Real Estate Data Aggregator put the average sale price as a share of list price in Milford at 99.1% for the three months ending August 31, 2026. That is up 2.1 points from a year before. Sellers are not giving ground on price. The right home, priced right, is still closing near full ask.
Nearly 2 in 10 Milford homes sold above list price, according to the Real Estate Data Aggregator. That share, 19.1%, is up 2.4 points from a year ago. And 40% of homes went under contract within two weeks of listing. That figure is up 5.5 points from a year before. The better-priced homes are not sitting.
More listings means pricing matters more than it did a year ago
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is the highest share since 2018. More supply gives buyers options. When a home is priced above where the market sits, buyers simply move on to the next one.
In Milford, months of supply came in at 4.9 months for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is up 1.9 months from a year before. It is not a glut, but it is more breathing room than buyers have had in a while. Sellers who price carefully are still winning. Those who overshoot are waiting longer.
How the rest of the market looks
Dingmans Ferry and Shohola tell a slightly different story. The Real Estate Data Aggregator counted 56 homes sold in Dingmans Ferry (18328) in the three months ending August 31, 2026, with a median sale price of $286,500, up just 0.5% from a year before. Homes for sale there actually fell 16.1% from a year ago, so supply is tighter. Months of supply came in at 2.6 months, down 0.3 months from a year before.
Shohola (18458) saw 22 homes sold in the same period, with a median sale price of $355,238, up 8.1% from a year before. That price gain is the strongest of any ZIP in this market. Homes for sale rose 32.3% from a year ago, and median days on market came in at 33 days, 6 days longer than a year before. Buyers are still closing, but they are taking a little more time.

The whole market in four numbers
One wider note worth knowing. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in this market are moving in the same direction, though the pace varies by ZIP. Shohola's 8.1% gain stands well above that national figure. Dingmans Ferry's 0.5% gain is well below it.
- Milford has more listings than it did a year ago, but buyers are still active.
- Pending sales are up, homes are closing near full list price, and 40% of homes went under contract within two weeks of listing.
- More supply means pricing has to be right.
- Homes that are priced well are still finding a buyer quickly.
- Those that are not are sitting longer.
One thing to keep in mind: these numbers cover a full ZIP code. One street, one lake community, or one price range can read very differently from the ZIP as a whole. If you want to know what is happening right where your home sits, that is a different conversation.
