More listings are showing up, but buyers are still moving in Lake Wallenpaupack

Real estate, Lake Wallenpaupack / Lake Region

More homes are coming to market here in the Lake Wallenpaupack area. That is the honest headline for the three months ending August 31, 2026. But here is what matters just as much: buyers are not sitting on the sidelines. The Real Estate Data Aggregator counted 436 homes for sale and 324 pending sales across the lake region in that same period. That is a lot of activity on both sides.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026. That is the highest share since October 2022. That is a real signal. More sellers elsewhere are chasing buyers. Here in the lake region, the picture is more mixed, and that is worth understanding street by street.

What the numbers look like ZIP by ZIP

The Hawley area (18428) had the most sales volume. The Real Estate Data Aggregator counted 105 homes sold there, up 14.1% from the same three months in 2025. The median sale price rose 19% to $360,000. Homes went under contract in a median of 33 days, six days faster than a year ago. Nearly 1 in 5 homes sold above list price.

Greentown (18426) moved fast. The Real Estate Data Aggregator put the median days on market at just 18 days, a full 19 days shorter than a year ago. The median sale price dipped a little, down 1.2% to $327,450. But 20.5% of homes sold above list price, up 4.7 points from 2025. Buyers there are still competing.

Tafton (18464) tells a more complicated story. The Real Estate Data Aggregator counted 13 homes sold, up 18.2% from last year. But the median sale price dropped 7% to $415,000, and the sale-to-list ratio fell 11 points to 94%. Homes that needed a price to move got one. That said, pending sales jumped 50%, so demand is there. Pricing just matters more now.

Paupack (18451) is a small market, and the Real Estate Data Aggregator had no year-over-year change figures for it. But the numbers it did count are worth noting. Six homes sold, with a median price of $742,500. Homes went under contract in a median of 18 days. A third of homes, exactly 33.3%, went under contract within two weeks of listing. No home sold above list price, but sellers got 94.3 cents on the dollar.

Lake Ariel (18436) had the most homes for sale of any single ZIP, with 160 on the market according to the Real Estate Data Aggregator. That is up 12.7% from last year. Sales were nearly flat, up just 2.1% to 98 homes. The median price rose 14.7% to $327,500. But the share of homes that sold above list fell 10.6 points to 8.2%. More supply, less urgency. Buyers there have a little more room to breathe.

Lakeville (18438) is a small market with no year-over-year comparison available from the Real Estate Data Aggregator. Eight homes sold, with a median price of $412,000. The median days on market was just 12. The sale-to-list ratio was 99.3%. That is the closest to full price of any ZIP in the region. Buyers there are not negotiating much.

Lackawaxen (18435) had the most new listings relative to its size. The Real Estate Data Aggregator counted 25 new listings, up 47.1% from a year ago. Sales more than doubled in volume, up 81.8% to 20 homes sold. But the median price slipped 8.7% to $374,500, and homes sat a median of 48 days, 19 days longer than last year. More homes came to market, more sold, but sellers gave a little more ground on price.

How the lake region stacks up against the national picture

Realtor.com reported that nationally, fewer than 6% of listings were pulled from the market in September 2026. That means sellers are mostly staying in. They are cutting prices, not walking away. Here in the lake region, that same patience is showing up. The Real Estate Data Aggregator counted 391 new listings across the seven ZIPs in the three months ending August 31, 2026. Buyers have more to look at. But 289 homes still closed.

Real Estate Data Aggregator. Paupack, Tafton and Lakeville are smaller markets with fewer than 15 sales and are not shown here.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Several ZIPs here outpaced that. Hawley was up 19%. Lake Ariel was up 14.7%. Others, like Tafton and Lackawaxen, moved the other way. The lake region is not one market. It is several, and they are behaving differently.

In short
  1. More listings are here, and that is real.
  2. But 324 pending sales across the lake region tell you buyers did not disappear.
  3. The market slowed in some spots and stayed sharp in others.
  4. Pricing to the actual market, not last year's market, is what separates the homes that sell from the ones that sit.

One more thing worth saying plainly. These numbers cover whole ZIP codes. One street, one lake community, or one type of home can read very differently from the ZIP average. A lakefront home with a dock is not the same market as a cottage a mile from the water. If you want to know what your specific situation looks like, that is a conversation worth having.
