More Wallenpaupack homes are on the market, but good listings still move

More choices for buyers means your home has to earn attention. Pricing and condition are doing more work than they were a year ago.
Those 303 pending sales tell you buyers are still active. The market is not stalled. But with 410 homes competing for those buyers, the ones that are priced right are moving, and the ones that are not are sitting.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. That is the backdrop. Locally, the story splits by ZIP code, and the differences are worth paying attention to.
How each ZIP code stacked up
ZIP 18428: prices up sharply, homes moving faster
The Real Estate Data Aggregator put the median sale price in ZIP 18428 at $360,000 for the three months ending August 31, 2026. That is up 19% from the same period a year ago. Homes sold faster too: median days on market dropped 6 days shorter than a year before, landing at 33 days.
Nearly 1 in 5 homes in 18428 sold above list price, the Real Estate Data Aggregator found. That share is up 8.2 points from a year ago. Sellers here got an average of 97.7 cents for every dollar they asked, up 2.1 points year over year.
ZIP 18426: quick sales, prices dipped a little
The Real Estate Data Aggregator counted 39 homes sold in ZIP 18426 in the three months ending August 31, 2026. The median sale price was $327,450, down 1.2% from a year ago. That is a small dip, not a slide.
What stands out here is speed. The median days on market was just 18 days, which is 19 days shorter than the same period last year. More than 1 in 5 homes sold above list price. Buyers in 18426 are making decisions quickly.
ZIP 18436: the most inventory, and buyers are taking their time
ZIP 18436 had 160 homes for sale, the most of any ZIP in this market, according to the Real Estate Data Aggregator. Supply sits at 5 months. Median days on market was 40 days, only 1 day shorter than a year ago.
The share of homes selling above list price fell 10.6 points year over year, to 8.2%. Sellers here are getting 96 cents on the dollar on average. That is still a solid result, but the cushion for overpricing is thin.
Prices did climb: the Real Estate Data Aggregator put the median sale price in 18436 at $327,500, up 14.7% from a year ago. Volume held steady too, with 98 homes sold, up 2.1%.
ZIP 18438: tight inventory, fast sales
Only 13 homes were for sale in ZIP 18438 during the three months ending August 31, 2026, the Real Estate Data Aggregator found. Just 8 sold. With that little inventory, it is hard to draw big conclusions. But the numbers that are there look strong: median days on market was 12 days, and sellers averaged 99.3% of list price.
ZIP 18451: the highest prices, and buyers are patient
ZIP 18451 had the highest median sale price in the market: $742,500, according to the Real Estate Data Aggregator. Only 6 homes sold in the period, so this is a thin slice of the market.
None of those 6 homes sold above list price. Sellers averaged 94.3 cents on the dollar. At this price point, buyers take their time and negotiate. That is normal. It just means pricing has to be thoughtful from the start.
ZIP 18464: more sales, but prices pulled back
The Real Estate Data Aggregator counted 13 homes sold in ZIP 18464, up 18.2% from a year ago. Pending sales jumped 50% year over year to 18. Buyer activity picked up.
Prices did not follow. The median sale price was $415,000, down 7% from the same period last year. The average sale-to-list ratio fell 11 points to 94%. The share of homes selling above list dropped 30.1 points. More buyers showed up, but they pushed back on price. Sellers who priced to the old market are feeling that.
The national picture adds some context
Mortgage rates are not helping buyers stretch their budgets. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025.
Nationally, Realtor.com found that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. That is the context buyers are shopping in. They have more choices and they know it.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026, and 0.3% month over month in July on a seasonally adjusted basis. Prices are still moving up nationally, just more slowly.
What this means if you are selling
More inventory means buyers have options. They will pass on a home that feels overpriced. The homes going under contract in two weeks are the ones priced to match what buyers actually see when they compare.
In 18428, nearly 3 in 10 homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. In 18436, it was 22%. The difference is real, and it usually comes down to price and presentation.
