One part of this market is still moving fast

Not every part of Pike County is moving at the same pace right now. The three months ending August 31, 2026 showed real differences from one ZIP code to the next. One area is tight. Others have more room to breathe. Here is what the Real Estate Data Aggregator counted, and what it means if you own or want to own here.

ZIP 18328: the tightest corner of this market

The Real Estate Data Aggregator counted 2.6 months of supply in ZIP 18328 for the three months ending August 31, 2026. That is the lowest in this market. Six months is generally considered balanced, so 2.6 months leans clearly toward sellers. At the same time, 57 homes were pending, and 19.6% of homes sold above list price. Buyers here are still competing.

The sale-to-list ratio in ZIP 18328 held at 96.3%, unchanged from a year ago, according to the Real Estate Data Aggregator. Sellers here are not giving much away. Pricing still matters, though. Homes that went under contract within two weeks dropped 11.6 points from last year. Buyers are active, but they are not rushing the way they once did.

ZIP 18337: more inventory, but buyers are still showing up

ZIP 18337 is a bigger market, and the Real Estate Data Aggregator counted 84 homes sold in the three months ending August 31, 2026. That is up 7.7% from the same period in 2025. The median sale price came in at $367,000, up 1.2% year over year. The sale-to-list ratio reached 99.1%, up 2.1 points from a year ago. Those are solid numbers.

The catch: inventory jumped. The Real Estate Data Aggregator showed 133 homes for sale, up 75% from a year before. Months of supply rose to 4.9, up 1.9 months. More choices for buyers can mean more pressure on sellers to stand out. Still, 40% of homes went under contract within two weeks, up 5.5 points from last year. The right home is still moving.

ZIP 18458: prices up, but the pace has slowed

The Real Estate Data Aggregator counted 22 homes sold in ZIP 18458 in the three months ending August 31, 2026, up 10% from a year before. The median sale price rose to $355,238, up 8.1%. Those are the strongest price gains in this market. But days on market stretched to 33, six days longer than last year. Pending sales fell 24.1%. Homes are worth more here, and they are taking a little longer to find a buyer.

ZIP 18425: a very small sample

The Real Estate Data Aggregator counted only 2 homes sold in ZIP 18425 for the three months ending August 31, 2026. With numbers that small, any single sale can shift the picture. What the data does show: 3 pending sales, 6.1 months of supply, and a sale-to-list ratio of 98.3%. None of the homes sold above list price. This ZIP is quieter, and the small sample makes it harder to read a clear trend.

How the whole market adds up

Across all four ZIP codes together, the Real Estate Data Aggregator counted 164 homes sold, 225 homes for sale, 222 new listings, and 182 pending sales in the three months ending August 31, 2026. That is a market with real activity, even if the pace varies a lot by area.

What is happening nationally

The broader picture adds some context. CNBC reported that about 150,000 homeowners with adjustable-rate mortgages face their first interest rate reset this year. That kind of pressure can push some owners to sell sooner than planned. Nationally, Realtor.com reported that mortgage rates topped 7% in September 2026, and that 20.8% of listings saw price cuts, the highest share since 2018. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with prices up 1.3% year over year.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the previous month in July alone. So prices nationally are still edging up, just more slowly. Pike County's numbers, especially in ZIP 18328, are holding up well against that backdrop.

What this means if you are selling

Buyers are still active in this market, especially in ZIP 18328. But they have more choices in some areas than they did a year ago. In ZIP 18337, inventory is up 75%. In ZIP 18458, pending sales fell 24.1%. That does not mean homes are not selling. It means pricing and preparation matter more than they did when every home moved fast. The homes that are selling well are the ones positioned right.

What this means if you are buying

In ZIP 18328, nearly 1 in 5 homes sold above list price in the three months ending August 31, 2026. That ZIP has only 2.6 months of supply. If you are looking there, come prepared. In ZIP 18337 and ZIP 18458, you have more time and more options. You are still likely to pay close to list, but you are less likely to face a bidding war.

In short
  1. ZIP 18328 is the tightest part of this market, with 2.6 months of supply, 57 pending sales, and 19.6% of homes selling above list.
  2. ZIP 18337 has more inventory but strong sales activity.
  3. ZIP 18458 shows the biggest price gains but a slower pace.
  4. ZIP 18425 is too small a sample to read clearly.
  5. One ZIP can tell a very different story from the one next to it.
