Not every corner of Wallenpaupack is reading the same right now. The three months ending August 31, 2026 showed a real split. One ZIP code got noticeably quicker and more competitive. Others softened a little. That difference matters if you own a home here.

ZIP 18426: the tightest part of the market

The Real Estate Data Aggregator counted 39 homes sold in ZIP 18426 in the three months ending August 31, 2026. The median sale price was $327,450. That price dipped 1.2% from the same period a year before. So prices eased a little. But the pace of sales told a different story.

The Real Estate Data Aggregator shows that 20.5% of homes in ZIP 18426 sold above list price. That share rose 4.7 points from a year before. The average sale-to-list ratio came in at 96.6%, up 1.9 points. Buyers there were not backing away. They were competing.

How the other ZIPs compared

ZIP 18428 is the largest part of this market. The Real Estate Data Aggregator counted 105 homes sold there in the three months ending August 31, 2026. The median sale price was $360,000, up 19% from a year before. Days on market came in at 33, which is 6 days shorter than last year. Homes sold above list price in 19.1% of sales, up 8.2 points.

ZIP 18464 told a more mixed story. The Real Estate Data Aggregator counted 13 homes sold there. The median sale price was $415,000, down 7% from a year before. Days on market dropped sharply, to 20 days, which is 26 days shorter than the same period in 2025. But the share of homes selling above list fell 30.1 points, to 15.4%. Prices came down, and that likely helped speed things up.

ZIP 18436 was slower. The Real Estate Data Aggregator put the median days on market at 40 days there. Only 8.2% of homes sold above list price, down 10.6 points from a year before. Pending sales fell 14.2%. That ZIP had more inventory and less urgency from buyers.

The broader picture

Across all six Wallenpaupack ZIPs together, the Real Estate Data Aggregator counted 410 homes for sale and 269 sold in the three months ending August 31, 2026. There are more choices for buyers than there were a year ago. Inventory grew in every ZIP.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Rates are also climbing. Realtor.com reported mortgage rates moved above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecasts a 30-year fixed rate of 7.4% in the fourth quarter of 2026. That is the backdrop buyers here are working with.

Even so, the well-positioned homes in Wallenpaupack are still drawing real interest. ZIP 18426 is a clear example. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local results in ZIP 18428 ran well ahead of that, at up 19% on the median.

In short
  1. ZIP 18426 was the quickest and most competitive part of Wallenpaupack in the three months ending August 31, 2026. Eighteen days on market, a 96.6% sale-to-list ratio, and more than 1 in 5 homes selling above list.
  2. ZIP 18436 moved more slowly and saw fewer bidding situations.
  3. One market, but different stories by ZIP.

One more thing worth knowing: the numbers above cover full ZIP codes. One street can read very differently from the ZIP as a whole. Price, condition, lake access, and community all shift the picture. If you want to know where your home sits in this market, send me a message.
