Pocono Lake is still moving with fewer homes for sale
The one number that matters most for sellers in Pocono Lake right now: the Real Estate Data Aggregator counted just 3.7 months of supply in ZIP 18347 for the three months ending August 31, 2026. That is down 0.9 months from a year ago. Fewer competing homes can work in your favor, but only if the price is right.
CNBC reported the average 30-year fixed mortgage rate at 7.41% as of October 21, 2026. Buyers are feeling that. Even so, the Real Estate Data Aggregator counted 71 homes sold in Pocono Lake over those three months. Sales were down 7.8% from the same period in 2025, but 71 closings in a tight window is not a quiet market.
Inventory in Pocono Lake fell hard. The Real Estate Data Aggregator counted 86 homes for sale, down 25.2% from a year ago. New listings dropped 10.8% to 91. For buyers, that means less to choose from. When the right place comes up, being ready matters.
Homes are going under contract faster in Pocono Lake
Nearly 1 in 5 Pocono Lake homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share was 19.1%, up 6 points from a year ago. Sellers who price well are not waiting long. The median days on market was 41, and homes sold for 96.4% of list price on average.
Lake Harmony is a different picture
Lake Harmony (ZIP 18624) reads very differently from Pocono Lake right now. The Real Estate Data Aggregator counted 27 homes sold there in the three months ending August 31, 2026, down 40% from a year ago. Months of supply climbed to 7.7, up 4 full months from last year. Homes for sale rose 23.6% to 68. Buyers there have more room to compare and more time to decide.
The median sale price in Lake Harmony was $530,612, up 34.3% from a year ago. That kind of jump in a slower market often reflects a shift in what types of homes sold, not a straight-line rise in values. No home in Lake Harmony sold above list price in this period, according to the Real Estate Data Aggregator. Sellers there need to price carefully.

Pocono Pines sits in the middle, with a caution
Pocono Pines (ZIP 18350) had 25 homes sold, down 30.6% from a year ago. The median sale price was $397,500, but that was down 20.5% from the same period in 2025. The Real Estate Data Aggregator counted 6.4 months of supply there, up 1.9 months from last year. Days on market stretched to 42, six days longer than a year ago. Prices dipped and homes took longer. That is worth knowing before you pick a number.
Across all three ZIP codes together, the Real Estate Data Aggregator counted 123 homes sold in the three months ending August 31, 2026, down 22.2% from a year ago. Homes for sale across the market totaled 206, down 7.6%. New listings fell 15.5% to 169. Pending sales came in at 149, down 10.2%.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Pocono Lake's 3.4% median price gain is running slightly ahead of that pace. Lake Harmony's 34.3% jump is a different story, and one worth looking at carefully before drawing conclusions about value.

- One ZIP code can read very differently from the one next to it, and one street can read differently from the whole ZIP.
