Pocono Lake is tighter than the rest of this market
The biggest thing to know heading into November 1, 2026: Pocono Lake and Lake Harmony are not the same market right now. The Real Estate Data Aggregator counted homes across all three ZIP codes for the three months ending August 31, 2026, and the gap between them is wide. If you own or are shopping in one of these areas, the numbers for the other one do not tell your story.
Pocono Lake: fewer homes, faster decisions
The Real Estate Data Aggregator counted 86 homes for sale in ZIP 18347 (Pocono Lake) for the three months ending August 31, 2026. That is down 25.2% from the same months in 2025. Supply dropped to 3.7 months, down 0.9 months from a year before. Less competition on the shelf is the headline for sellers here. For buyers, the better-fit homes are not sitting around.
Prices in Pocono Lake held up. The Real Estate Data Aggregator put the median sale price at $300,000, up 3.4% from the same period last year. Sellers got an average of 96.4% of list price, up 0.3 points from a year before. That is a steady result in a market where rates have climbed past 7%. Realtor.com noted mortgage rates topped 7% for the first time since January 2025, and Redfin put the weekly average at 7.32% for the four weeks ending October 25, 2026. Buyers are choosier. Pricing a home right matters more than it did a year ago.
Nearly 1 in 5 Pocono Lake homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share rose 6 points from a year before. It tells you that well-priced homes are still finding buyers quickly. The ones sitting past 41 days are likely priced above what buyers will pay in a 7%-rate world.
Lake Harmony: more inventory, longer waits
Lake Harmony (ZIP 18624) moved in the opposite direction. The Real Estate Data Aggregator counted 68 homes for sale there, up 23.6% from a year before. Supply reached 7.7 months, up 4 full months from the same period in 2025. That is a meaningful shift toward buyers having more choices. Homes that sold took a median of 56 days, 9 days longer than a year before.
The Real Estate Data Aggregator put the Lake Harmony median sale price at $530,612, up 34.3% from a year before. That jump is real, but read it carefully. Fewer homes sold (down 40%), so a shift in which homes traded can move the median a lot. No Lake Harmony home sold above list price in the three months ending August 31, 2026, down 6.7 points from a year before. Sellers here are working harder for each sale.
Pocono Pines: a middle ground with its own story
ZIP 18350 (Pocono Pines) sits between the two. The Real Estate Data Aggregator counted 6.4 months of supply, up 1.9 months from a year before. The median sale price came in at $397,500, down 20.5% from the same period last year. Again, only 25 homes sold, down 30.6%, so the mix of what traded matters. Days on market stretched to 42, six days longer than a year before.
| Pocono Lake 18347 | Pocono Pines 18350 | Lake Harmony 18624 | |
|---|---|---|---|
| Months of supply | 3.7 | 6.4 | 7.7 |
| Median days on market | 41 | 42 | 56 |

| Homes for sale | 86 | 52 | 68 |
| Median sale price | $300,000 | $397,500 | $530,612 |
The wider rate picture is the same for everyone here
Whatever ZIP code you are in, the rate environment is the same backdrop. Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. CNBC put the average contract rate for 30-year fixed loans at 7.37% as of October 28, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Prices nationally are still moving up, just slowly. That context shapes what buyers here will stretch for and what they will walk away from.
Across all three ZIP codes together, the Real Estate Data Aggregator counted 123 homes sold in the three months ending August 31, 2026, down 22.2% from the same period in 2025. New listings fell 15.5% to 169. Pending sales came in at 149, down 10.2%. The market is quieter than a year ago overall. But quiet does not mean the same thing in every neighborhood.
- Pocono Lake is the tightest part of this market right now, with 3.7 months of supply and inventory down 25.2%.
- Lake Harmony has loosened considerably, with 7.7 months of supply and homes taking 56 days to sell.
- Pocono Pines sits in between.
- Rates above 7% are slowing buyers everywhere, but pricing and location still determine how long a home sits.
- One street can read very differently from the ZIP code it sits in.
