Basement or No Basement: The Twelve-Week Poconos Numbers Made the Choice Already

Across Dingmans Ferry, Milford, Greeley and Shohola for the twelve weeks ending August 30, 2026, homes with a basement sold faster and for a good deal more than homes without one.

I've had a version of this conversation with sellers for twenty-six years: "Does the basement really matter that much?" This period, the MLS sold data finally gave me a clean answer, and it's a bigger gap than I expected.

Two options, side by side. Homes with a basement. Homes without one. Same twelve weeks, same four ZIP territory, same MLS sold data pool of over a hundred sales on each side.

Speed first. Across the territory, homes with a basement went to pending in a median of 64.5 days. Homes without one took a median of 82.5 days. That's about eighteen days of extra waiting for a seller without a basement, and with a sample this size, that gap is real, not noise.

Price is where it gets interesting. Across the territory, homes with a basement sold for a median of $360,400. Homes without one sold for a median of $154,897. That's the strongest, most reliable read in the whole dataset this period.

Now, a basement isn't something you can bolt onto a house before your listing photos go up, and I want to be straight with you about that. This isn't "add a basement, get a premium" math. It's a real difference between two kinds of homes that were actually on the market and actually sold. Some of that gap is the basement itself. Some of it is what a basement tends to come with: more finished square footage, a different kind of build, a different price tier of buyer walking through the door.

Here's how I'd use this if I were sitting across the table from you. If you own a home with a basement anywhere in this territory, that finished or even unfinished lower level is part of your story, not an afterthought. It belongs on the spec sheet, in the listing description, in the conversation with a buyer's agent, right up front.

If you own a home without a basement, this doesn't mean you're stuck. It means I'd want to talk with you specifically about how we position and price the property, because you're competing in a segment of this market that's simply moving slower and settling lower right now. That's not a knock on your house. It's just the lay of the land this period.

For the twelve weeks ending August 30, 2026, the territory-wide median sold price came in at $305,000, with a median of 71.5 days on market. Those are the backdrop numbers. The basement split sits on top of them, and it's the sharper story.

Milford deserves its own look. There, homes with a basement sold for a median of $416,500 against a median of $107,000 for homes without one, the widest split of any single market we track.

Dingmans Ferry tells a narrower version of the same story. Homes with a basement there sold for a median of $297,000 against $235,000 without one, and days on market ran 71.5 with a basement against 93 without.

Worth naming what we can't say yet. Territory-wide, homes with a garage sold for a median of $360,400 against $273,500 without one, but the days-on-market side of that comparison wasn't statistically reliable this period, so I'm not building a story on it. Pool and air conditioning comparisons didn't clear the bar either, for different reasons, so those stay off the table for now.

What I'll be watching next period: whether that eighteen-day basement gap in days on market holds up, narrows, or widens as more sales close. One period is a real read. Two in a row is a pattern worth planning around.
