Ask most people what a rising price tag means for a seller, and you'll get the same answer: leverage. Prices go up, the thinking goes, and sellers stop budging. Buyers pay closer to asking, maybe over it, and the negotiating room that used to exist quietly closes.

It's a tidy story. It also isn't what happened in a few corners of this market over the twelve weeks ending August 23, 2026.
Start in Shohola. A year ago, a typical sale there closed around $202,500. This period, that figure climbed to about $277,000, one of the sharpest price moves anywhere in the towns we track. If the tidy story held, Shohola sellers should have needed to give up the least ground all summer. Instead, the average sale-to-list ratio there slipped by roughly half a percentage point. Buyers paid a lot more, and sellers still came down a touch to get the deal done.
Newfoundland runs the pattern in reverse. A year ago, a typical sale there was around $452,000. This period, it fell to roughly $297,500, one of the steeper drops in the area. Instead of giving up the most ground of anyone, as the tidy story would predict, sellers there gained it. The average sale-to-list ratio in Newfoundland rose by about 1.4 percentage points. Prices fell, and sellers actually conceded less than they had before.
Put those two side by side and the assumption that price and negotiating leverage move together just doesn't hold. Whatever is setting the final number at the closing table in each of these towns, it isn't simply the direction the median is heading.
It isn't a one-off, either. Pleasant Mount shows a similar split on its own. Price there fell about 18% year over year. The average sale-to-list ratio there still rose, up roughly 1.2 percentage points.
Lakeville shows the same shape on a smaller scale, and on its own terms. Price there slipped about 3% year over year. Sale-to-list there still climbed, up roughly 1.3 percentage points.
Four towns in this corner of the Poconos, and every one of them is pulling price and concession apart in one direction or the other. That's enough to call it a pattern, not just noise in a single town's numbers.
For a homeowner watching Shohola's price run and assuming that means top dollar with no room to negotiate, the sale-to-list number says otherwise. Even in a fast-appreciating market, some sellers there are still coming down off list to close. For anyone eyeing a falling median elsewhere in these towns and assuming that means an easy negotiation, the opposite has been closer to true this period. Sellers have been giving up less, not more, even as medians moved lower.
What that means in practice: a buyer working in any of these four towns should ask what the recent sale-to-list ratio has actually been doing before assuming the median price tells them how much room they have at the table. A seller deciding where to set an asking price should look at what buyers in their own town have actually been paying relative to list, not just which direction the neighborhood's median has been moving.
Worth watching next period: whether Shohola's give-back widens even as price keeps climbing, and whether the other three towns keep holding the line on concessions as their medians keep sliding. If either holds, it says these medians are being shaped by something other than the ordinary back-and-forth between buyers and sellers.
